Technically, i'm not buying a house.. It's my dad who wants to buy one but i have to be like the middle person between the agent and my dad. It's a condo anyway.
Right now, we managed to get the condo unit at the price that we wanted. The negotiation worked well (it was the agent who negotiated with the owner). Now the issue is that my dad insist on meeting the owner himself. Purpose? To know that the owner really wants to sell the condo.
Since this dealing is done through an agent, of course the agent wants her commission. If she were to let us deal with the owner before we pay the earnest deposit, there's a possibility she won't get her commission. I can just pretend i don't want the property and then in a few months i deal back with the owner to buy the property from owner directly. In the mean time, the owner can refused to sell the property to other buyers recommended by the agent. See the possibility?
A further prob that I just found out, the property is registered to 2 owners and they are in JB. They are business partners. But according to the agent, both owner do want to sell the property.
Currently, i can imagine all the bad things that can happened after we paid the earnest deposit :
1. My dad may sign the SPA but later the owner may refused to sign it. or one of the owner don't want to sign it.
2. Of course the owner have to refund to us the deposit money but this is such a big hassle when we don't get the property. Not only did we waste our time, but we also wasted money with the lawyer.
3. Sure we'll get back our deposit and the compensation (money spent on getting a lawyer) and all but now we have to look for a new house.
This is the problem when you buy a house through an agent and through another purchaser instead of buying one from the DEVELOPER.
We can worry about these problems that may arise but it's either we take the risk and go on with the agreement or never buying the property at all for fear of being cheated.
Sigh, if only this world is filled with more honest and trustworthy people. I do hope the transaction will go well and that my dad has a little faith in trusting these people. He could just buy a property from a developer but that will be more expansive and buy buying this current property, he could possibly save RM 100 000 although he may risk losing RM 20 000 if the owners don't go thru with the transaction and my dad have to demand back the deposit money, lawyer fees, etc.
